TERMS AND CONDITIONS
When a reservation is made, a contract is established between the guest and the owners of Eaton Court. We agree to make available a bedroom and breakfast as detailed and the guest agrees to take up the reservation. We agree to ensure that all our usual facilities are available and the guest agrees to behave in an appropriate manner and not damage our property. Both parties expect the agreed sum owed to have been paid by the end of the stay.
The following covers the main points of the agreement but we are happy to discuss any other issues.
General
We supply bedrooms for overnight occupancy for sleeping and breakfast is supplied the following morning at no extra cost. In no circumstances can we allow more persons than have been agreed to occupy a room. Therefore no third party guests, relatives or friends may share the room and facilities for any part of the stay.
Cancellation of reservation
When a reservation is made, we routinely take credit or debit card details. If a reservation is cancelled within 48 hours of the booked date of the reservation, we will take a charge of no more than the cost of one night’s stay, using the details supplied. Similarly, in case of a “no show” a charge of up to the cost of one night’s stay will be taken. If a deposit has been paid, this will be lost in the former and latter case.
Customers who are unwilling to provide card details or provide a deposit should consider their booking as unconfirmed. If a room is available on arrival, it can be taken up on payment of the full cost.
If you want to cut short your stay, please advise us by 10.30a.m on your last day, otherwise we will charge for that night’s stay.
Room availability
Generally rooms are available for check-in from mid-day to 10.00 p.m. and we expect guests to have vacated their rooms by 10.30 a.m. on the day of departure. Guests arriving before mid-day are welcome to wait in the Guests’ Lounge. Similarly guests can leave luggage or use the Lounge after check-out.
Very occasionally, we may need access to a room during a guest’s stay for urgent maintenance. We hope to create minimal disturbance in such cases and expect the guest understands if such is the case.
A guest who does not vacate their room by the agreed check-out time will be deemed to have agreed to stay for a further night’s stay, at full cost.

Disability
We do not wish to pry, but we do ask that any guest with a physical disability advise us if there is anything that we can do to ensure a comfortable stay.
Guest behaviour
At breakfast, and in the bar, we expect guests to be fully dressed and be wearing shoes. Outside work clothes are not acceptable in the dining room at any time.
We expect all guests to be considerate of their fellow guests’ privacy and expectation of a peaceful stay. Should we, or other guests, have a reasonable complaint about nuisance behaviour or noise; that guest will be asked to leave immediately. No refund will be made for that night’s stay.
If a guest causes damage to any part of the building, bedroom, linen, fixtures or fittings, we will charge the guest the full cost of repair or replacement. Ideally we would like to discuss the damage with the guest during their stay to agree a fair cost. However, damage which is not identified until after departure will be charged to the guest’s credit, debit or charge card. This is particularly relevant to any damage caused by smoking.
We would prefer guests not to consume brought-in food in the bedrooms. Any staining of linen etc will be considered as ‘damage’ and charged for.
Safety
Our building has smoke detectors and a fire alarm system. We expect guests not to tamper with this equipment and will ask any guest who does so to leave immediately, with no compensation or refund.
Wi-Fi access
We provide internet access through a wi-fi router and the current password can be obtained on request. Guests may use this access for their email and general enquiries.
The downloading of music, films or any media covered by copyright is not allowed. Should the latter subsequently be identified, the details of all users of the internet at that time will be passed to the relevant authorities.
